Affordable London apartments for families and groups
By Staylio ·
An affordable London apartment is one that fits your whole group, your plans and your total budget. Start with the full-stay quote, then check beds, bathrooms and travel costs. A lower headline nightly rate is only useful if the space works for everyone staying there.
Compare the total, then the cost per person
Ask for a quote covering the exact dates and number of guests. Confirm which charges are included, whether optional services cost extra and when payments are due. When comparing an apartment with hotels, add together all the hotel rooms your group would need. Use the same dates and comparable cancellation terms.
For a group sharing equally, divide the accommodation total by the number of guests contributing, then by the nights stayed. If some people arrive later or one person takes the sofa bed, agree a fair split before booking. The cheapest cost per person can depend on filling every sleeping place, so calculate it using your actual party rather than the maximum capacity.
Your comparison checklist
- Total accommodation charge for the full stay
- Any compulsory fees and requested extras
- Food, laundry and transport spending
- Refundable deposits and payment timing, kept separate from the final cost
- Bedrooms and beds your group will actually use
Count bedrooms and usable shared space
“Sleeps eight” does not necessarily mean eight separate beds, or even enough dining chairs for eight. Check whether capacity includes a sofa bed and whether that leaves a usable lounge in the evening. Ask how many people can eat together, where luggage goes and whether bathroom access works for your morning routine.
For a family, think about bedtime as well as headcount. A sofa bed in a shared room may work for one trip and be awkward for another. Stairs, pushchairs and any cot request also matter. Use our family apartment booking checklist to compare those details.
Include everyday spending in the decision
A kitchen gives you the option of breakfast at home or an occasional evening meal. Decide how often you will realistically cook, then check the equipment and dining space you need. Do not budget on unrestricted laundry use unless it is confirmed for the apartment: access may need arranging or involve an extra charge.
Map your main outings before choosing a neighbourhood. A cheaper stay can be less useful if it adds repeated long journeys. Use the official TfL journey planner for routes at the time you expect to travel, including walking and access preferences. Avoid relying on a broad “central London” label.
A practical example: Atholl House in Maida Vale
Atholl House is a three-bedroom, three-bathroom apartment in Maida Vale positioned for affordable family and group stays. It accommodates up to eight guests across three double bedrooms and a double sofa bed in the living room, with a kitchen and private garden.
The trade-offs are worth checking: stairs connect the ground and first floors, the dining table seats four, and laundry access is by arrangement. For six guests sharing the double bedrooms, the lounge can remain a shared room; with eight guests, two use the sofa bed. These details help you decide whether the apartment suits your party before comparing prices.
Ask for a complete quote for your dates. Atholl House is an option to compare, not a claim to be the cheapest apartment in London. For several weeks away, also read our guide to planning a month in London.
Questions about budget apartment stays
Is an apartment always cheaper than a hotel for a group?
No. Compare complete quotes for the same stay and the number of rooms or beds you need. Include practical differences such as cooking, laundry, travel and cancellation terms.
Should we book the maximum guest capacity to save money?
Only if the sleeping and shared-space arrangements suit everyone. A lower split cost is not useful if somebody needs a separate bedroom or the sofa bed makes evenings impractical.
What should we send with an enquiry?
Send dates, adults and children, your total accommodation budget, bedroom preferences and any access needs. Ask for the full price and relevant terms before committing.
